Urban effects of exclusively residential buildings and their setbacks in Fortaleza-CE

This article brings a study about the effects caused by urban land use patterns observed in areas predominantly occupied by multifamily residential buildings in the city of Fortaleza-CE. To do so, the concept of a compact city, a brief explanation of the morphological pattern currently observed in Fortaleza, and the analysis of a strategically defined area in the central region of the city are approached. The text is presented with the aim of launching a questioning involving the current morphological characteristics of the city in its vertical zones, the urban consequences of the setbacks in residential buildings, the absence of the promotion for the mixed land use and the legal structures that constitute such a scenario.
